The rules in Winter Park for house design are restrictive to say the least thus preventing the spread of the "McMansions" which have a habit of overpowering older neighborhoods. Many other communities have instituted the same restrictions on new development in older neighborhoods.
We at MJS INC see this as a good thing no matter how challenging house design may be because of it.
Here's a perfect example of a house designed with restrictions in place for a 50' wide lot.
The city of Winter Park calculated the "FAR" (Floor Area Ratio) to be 2210 square feet, which includes the total air conditioned space, the area for the staircase counted twice and the garage. (Patio 500sf/Front Porch 400sf are allowed as is a 400sf cabana in the rear yard.)
The setbacks for this lot's FAR is set at 7.5ft sides, 15' rear, and front setback dictated by an average based upon houses on the same side of the street. Second floor setbacks are 12.5 sides and 30' rear.
